Adventure at the center

Channel Cay occupies an exceptional position off the western side of Long Island, providing access by both sea and air to an enormous natural playground. The concept is intentionally different from the traditional secluded private-island residential enclave.

Channel Cay is intended to become a launching point for adventure.

Take the boat fishing in the morning. Explore neighboring islands and secluded beaches. Dive the reef. Go bonefishing. Join a charter. Arrive by private aircraft. Meet friends coming through by yacht or seaplane. Spend the day exploring the surrounding waters, then return to the marina as the day's activity comes home for the evening.

The objective is not isolation. It is access.

Access to the ocean. Access to aviation. Access to fishing, diving, boating and exploration. Access to Long Island, Exuma and the wider Out Islands. And yes—the surrounding ocean really is that incredible cerulean blue.

A different approach to island development

Approximately half of Channel Cay has remained in the same Bahamian family since the late 1700s, and the intention is that it will remain so for generations to come. Channel Cay is therefore not conceived as a develop-and-sell island subdivision.

While the original Master Plan contemplated a larger number of residential estate lots, the development philosophy has evolved toward deliberately limited private ownership. At present, only six freehold oceanfront Founder Estate lots are intended to be offered.

The balance of the island can therefore remain under long-term stewardship while the marina, aviation facilities, Flex Space Condos and visiting activity operators create the economic and social center of Channel Cay.

Make the island increasingly useful, active and valuable without progressively selling the island itself.

The marina—the heart of Channel Cay

The planned 44-berth marina will become the natural center of activity. Rather than serving simply as somewhere to keep a boat, the marina is intended to become the point from which much of the Channel Cay experience begins and ends.

Fishing trips, diving excursions, island exploration, watersports, charters, day trips and visiting vessels can all converge here. Operators from Long Island, Exuma and the surrounding islands will be able to use Channel Cay as a convenient base, destination and stopping point—creating an active environment for residents, condominium owners, visiting yachtsmen, pilots and guests.

Several businesses operating in Long Island and Exuma have already expressed interest in using Channel Cay as a base or stopping point for tours, excursions, sports activities and air and sea charters. That creates the possibility of something unusual: an environment that remains low-density and carefully stewarded while still possessing life, movement and activity.

Systems engineering behind the experience

Although adventure may be the experience, systems engineering remains behind the scenes. Channel Cay has been master-planned so that major infrastructure elements perform multiple functions wherever practical.

The 3,600-foot Emergency Airstrip and Central Service Spine are not simply aviation infrastructure. Together, they form the island's primary utility corridor and vehicle access route. The marina is not simply a place to berth boats; it becomes the commercial and activity center. The condominium buildings provide accommodation while supporting the activity and hospitality ecosystem surrounding the marina. Retaining approximately 45 acres as a nature preserve protects the natural character that makes Channel Cay worth experiencing in the first place.

The result is a development philosophy in which engineering, environmental stewardship, commercial activity and adventure reinforce one another rather than compete.
